Abebe Caesar Ventures Now Listed as Renewal Development Group

Georgia control number 24062142 appears in this archive under the name "Abebe Caesar Ventures, LLC". A registry mirror now lists the same number under the name "Renewal Development Group LLC". This page sets out what the records say, what each side says, and what is still open. It draws no conclusion.

The site's earlier list of Georgia entities, on the report Mike Abebe & Abebe Ventures, has this entry: name "Abebe Caesar Ventures, LLC"; control number "24062142"; type "Domestic Limited Liability Company"; principal office "249 Milton Ave SE, Atlanta, GA 30315, USA"; registered agent "Universal Registered Agents, Inc."; status "Active/Owes Current Year AR". This is the site's own earlier capture, made before October 2026. It was not re-read at the state's registry.

What the registry mirror shows now

On October 7, 2026 the OpenCorporates page for control number 24062142 (company page; filings at /filings) printed the fields below. This is a registry mirror; the state's own record was not read; the former name is not printed there.

The site's earlier list and the mirror show the same control number, the same address and the same registered agent. No page opened prints the earlier name. The two officers the mirror lists were not read, and what they are (an organizer, an officer of record, the registered agent, or something else) is unknown. Who signed the June 15, 2026 name change, and who the members are, is not shown by any page opened.

The mirror types the company a Georgia domestic LLC with the filing line "25 Mar 2024 Business Formation". A name search for "renewal development group" in Georgia on the mirror returned this one company.

The Atlanta rezoning file

Atlanta City Council legislation file 26-O-1039 (file page) carries this caption: "... AREA: 13.87 ACRES ... OWNER: ABEBE CAESAR VENTURES, LLC.; APPLICANT: MEKONNEN ABEBE; NPU X COUNCIL DISTRICT 12". The file page reads "ADOPTED BY A ROLL CALL VOTE OF 14 YEAS; 0 NAYS". The ordinance printout's history reads "ADOPTED BY CONSENT VOTE [14 TO 0]" (the source checker's read). Both are dated June 15, 2026, and both show 14 to 0; the two descriptions are reported as printed.

The word "Renewal" does not occur in the file page or in the ordinance printout. The printout is marked last updated June 11, 2026. No earlier 2025 file was found by the research, so whether the caption changed over time is unknown. Nothing in the file shows a change of applicant.

The city's online permit portal, as read October 7, 2026, prints for record Z-25-001: "Applicant: Individual Mekonnen Abebe 249 Milton Avenue Atlanta, GA, 30315"; on the companion filing, "Mekonnen Abebe Abebe Caesar Ventures, LLC 249 Milton Avenue". The portal's status for Z-25-001 reads "Revisions Required-See Comment". The city's planning layer, as of August 5, 2026, reads "STATUS: COMPLETE" with "ORDINANCE: 26-O-1039"; that layer names no applicant or owner. No portal record opened names Renewal Development Group. Only the first 10 of 29 records on the main parcel can be read without a form, so this means "not on the pages read".

The county parcel layer

Fulton County's "Tax Parcels" layer (tax year 2026, data dated September 22, 2026) prints these owner fields for the five Sylvan Road and Cox Avenue parcels. This is the parcel layer, not the deed index. A deed recorded after that date, or recorded and not yet carried into the layer, would not show.

The layer prints the name "ABEBE CAESAR VENTURES LLC" on one of the five parcels, three other LLC names on the other four, and no individual's name on any of the five.

The source ran a count over the whole county layer of 373,306 parcels for an owner field containing "RENEWAL DEVELOPMENT" or beginning "RENEWAL " and found 0. That test cannot show an owner under another name, an affiliate, or who benefits from ownership. For the "approximately 45 additional acres" in Renewal's release, it shows only that no owner named "Renewal Development" appears in this layer on that date.

Earlier layers print a different owner on 1313 Sylvan Rd SW: ABEBE SANDY VENTURES LLC in the 2019, 2020, 2021 and 2023 layers (no 2022 layer is published), ABEBE AVON VENTURES LLC in 2024, and ABEBE CAESAR VENTURES LLC in 2025 and 2026. The dates, prices and instruments behind each change of name are in the deed index, not in the layer.

The registry mirror's name and the county's owner field are different records, kept by different offices and updated by different processes. Neither is a title history.

How the press described it

The searches for a court case between the two sides

In the results actually read, no case between the two sides was identified. That covers only the queries in the table: two of them search web pages and not a docket, 15 results of one query were not looked at, five queries were throttled, three places refused, and two more cannot be searched without submitting a form. The source checker's own attempts at the federal archive were blocked, so these results have not been independently repeated. Nothing here shows that no dispute exists.

What the registry does not list

Correction to an earlier research note: that note said the registry's annual registrations would list officers or members. For an LLC they do not. The Secretary of State's own questions-and-answers page says "members or managers for LLCs are not listed" (the source checker's read through a fetch tool; the page refuses a plain request). An amendment can be signed by a member or manager, by an organizer where the company has no members or managers, or by an attorney-in-fact. So the June 15, 2026 amendment, if obtained, can establish the name change, its date, and who signed in what stated capacity. It cannot by itself show who owns the company, or whether ownership changed.

The source adds, as a general description and not legal advice: ownership of a company and title to its land are different things. A federal bankruptcy court opinion read by the source checker (N.D. Ga., March 31, 2021, describing Georgia's LLC statute, O.C.G.A. 14-11-501) states that members have no interest in specific property of the LLC. So a transfer of the interests in an LLC need not involve any deed, and the deed index may show nothing even if control of the company changed. An operating agreement, and any purchase, option, loan or joint-venture contract between private parties, is not routinely public.

What a Party Says

Two statements, set side by side and not reconciled. Each is a claim by a party. Neither was checked against a deed.

The June 29 statement is printed inside the June 17 Urbanize article as an update note, "UPDATE: 7:24 p.m., June 29: An Abebe Ventures representative sends the following". It answers this sentence by the reporter: "Renewal Development Group has taken over ownership and control of the property in question from Atlanta-based Abebe Ventures, which originated the Sylvan Road concept last year." It is a statement received and printed, inside the article. No separate correction article was found.

Renewal's release also says: "Renewal Development Group controls approximately 45 acres of strategically located development land in Atlanta". No address other than Sylvan Road is given. The release does not state where the company is formed or registered. It is the only Renewal release found on that service, and no Renewal statement from 2023, 2024 or 2025 about its dealings with Abebe entities was found.

The Abebe Ventures page abebe.com/sylvan-rd, read October 7, 2026, describes "A transformative mixed-use development that would bring about 3,032 residential units ... along Sylvan Road in Capitol View." The word "Renewal" does not occur on it.

In the statements read, no party and no reporter says there is a quarrel, a breach or a suit between the two sides. No statement found uses the words purchase, joint venture, loan, option or membership interest for anything between the two sides.

Readings the Records Are Consistent With

The source labels these as inference: possibilities consistent with the records. No conclusion is drawn about any transaction or dispute, and the records opened do not choose among them.

The public amendment can establish the name change and its signer. It does not settle who the owners are.
